Understanding Level of Detail (LOD)

Level of Detail (LOD) is an important concept in BIM design that defines the level of detail and information required for a BIM model at different stages of a construction project. Determining the appropriate LOD for each phase helps ensure design efficiency, reduce costs and time, and improve the overall quality of the project.

LOD Standards for Each Design Stage

Design Stages

LOD

Description

Planning & Concept Development

LOD 100

A basic model that includes only fundamental elements such as massing, location, and the overall geometric form of the building.
Conceptual Design

LOD 200

A more detailed model that includes major architectural and structural components, MEP systems, and other elements important for the design process.
Detailed Design

LOD 300

A fully defined model that includes accurate dimensions, materials, specifications, and details necessary for construction.
Construction

LOD 400

A complete model that contains all information required for the fabrication and installation of building components.
Operation & Maintenance

LOD 500

An information-rich model that includes building performance data, maintenance history, and other information necessary for facility operation and maintenance.

Benefits of Applying LOD

Applying LOD brings many benefits to construction projects, including:

  • Improved design efficiency: LOD helps designers focus on the most critical information required at each stage, avoiding unnecessary time and effort spent on creating overly detailed models.
  • Cost savings: LOD helps reduce design, construction, and maintenance costs by optimizing resource usage and preventing errors that could lead to expensive rework.
  • Enhanced project quality: LOD enables the creation of accurate and information-rich BIM models, improving the quality of design, construction, and building operations.
  • Better communication and collaboration: LOD allows project stakeholders to easily share and understand building information, promoting more effective communication and collaboration throughout the project lifecycle.

Factors Affecting LOD

The LOD of a BIM model can be influenced by several factors, including:

  • Purpose of the model: The intended use of the BIM model determines the level of detail required. For example, a BIM model used for structural analysis will require more detail than one used for general planning purposes.
  • Owner’s requirements: The project owner may specify particular LOD requirements for the BIM model.
  • Capabilities of BIM software: The capabilities and limitations of BIM software may affect the level of detail that can be achieved in the model.
  • Experience and skills of the modeler: The experience and skills of the person creating the model can influence the quality and accuracy of the BIM model.

Applying LOD in Practice

LOD is increasingly being applied in construction projects around the world. Many countries have issued guidelines and standards for LOD to ensure the quality and effectiveness of BIM models.

In Vietnam, the Ministry of Construction has issued TCVN 9126:2018 – Building Information Modeling (BIM) – General Requirements, which specifies general requirements for building information models, including LOD. This standard provides guidance for applying LOD in construction projects in Vietnam.

Conclusion

LOD is an important tool that helps improve the efficiency and quality of BIM design. Applying the appropriate LOD at each design stage helps save costs, reduce time, and improve coordination among project stakeholders.
