Across many BIM projects, organizations often ask questions such as: Does the model meet the requirements? How many clashes have been resolved? Is the handover data complete? Is the CDE being used according to the defined workflow?
However, if BIM is evaluated only based on whether a 3D model exists or whether BIM has been implemented, it becomes difficult for organizations to determine the actual effectiveness of BIM. This is where BIM KPIs – Key Performance Indicators become important.
Rather than focusing solely on model quality, BIM KPIs help measure the entire process, from Information Requirements → Model → openBIM → Coordination → Issue → CDE → Asset → Construction → Handover → Digital Twin → Continuous Improvement.

BIM KPI (BIM Key Performance Indicators) is a set of metrics used to measure the quality, effectiveness, and compliance of BIM processes within a project.
BIM KPIs can help answer questions such as:
The key point is that BIM KPIs do not only measure model quality; they measure the quality of the entire BIM information system.
Based on the framework shown in the image, BIM KPIs can be divided into 11 main groups.
This is the first KPI layer, used to assess whether the project has properly defined and fulfilled its information requirements.
EIR / AIR Coverage: Measures the extent to which information requirements are covered throughout the project.
For example, are the requirements defined in the EIR and AIR reflected in the BEP, models, and deliverables?
IDS Rule Compliance: Measures compliance with information requirements defined using IDS. This KPI is particularly useful for projects using IFC and requiring automated data validation.
LOIN Completeness: Evaluates the completeness of the Level of Information Need (LOIN), including the geometry, data, and documentation required for each specific purpose.
A good BIM model is not only visually accurate but must also be correct, complete, and properly structured in terms of data.
Object Classification: Measures whether objects in the model are correctly classified according to the project's classification system.
Geometry Accuracy: Evaluates the accuracy of model geometry against the design and project requirements.
Property Set Completeness: Checks the completeness of object properties and Property Sets.
Modern BIM should not depend entirely on a single software platform. Therefore, the ability to exchange data between different platforms is an important KPI.
IFC Export Health: Evaluates the quality of an IFC file after export, including its structure, geometry, properties, and data reusability.
bSDD Data Alignment: Measures how well project data aligns with definition and classification systems such as the buildingSMART Data Dictionary (bSDD).
BCF Issue Traceability: Evaluates the ability to track Issues throughout the coordination process using BCF. This helps ensure that Issues remain traceable when information is exchanged between different BIM software platforms.
This is one of the most familiar KPI groups in BIM Coordination and Clash Detection.
Rather than simply reporting “how many clashes exist,” projects should also track their severity and resolution status.
Clash Density: Measures the number or density of clashes within a model or a specific project area.
Critical Clash Closure: Measures the percentage of critical clashes that have been resolved. This is often more meaningful than the total number of clashes, since 100 minor clashes may be less concerning than 5 clashes that directly impact construction.
Federated Model Status: Tracks the status of the federated model and the readiness of each discipline for coordinated model review.
Identifying an Issue is only the first step. An effective BIM process should ensure that Issues are assigned to the right person, responded to on time, and properly closed.
Open Issue Aging: How long has each Issue remained open?
Response Cycle Time: Measures the average time from when an Issue is created to when a response is provided.
Resolved vs. Reopened: Compares the number of Issues resolved with those that have been reopened. A high Reopened rate may indicate that Issues have not been fully addressed or that the information exchanged was not sufficiently clear.
A CDE is more than simply a place to store files. An effective CDE should control revisions, approvals, metadata, and information status.
Revision Control: Are document versions being properly controlled?
Approval Status: What is the current information status — Work in Progress, Shared, Approved, or Published?
Metadata Completeness: Are all required metadata fields fully completed? This KPI is particularly important when implementing a CDE based on ISO 19650 principles.
BIM KPIs are not merely numbers used for reporting; they are tools that help organizations understand the actual effectiveness of their BIM processes. From model quality and coordination to project progress, productivity, and information management, the first six KPI groups provide an important foundation for evaluating BIM projects quantitatively.
However, a more comprehensive assessment also requires key metrics related to cost, data, compliance, and the value delivered by BIM.
